Planning Board · Meeting of October 15, 2026
West Boylston's Planning Board accepted a special permit application for the Gatesbrook Place development on Route 12 and set a November 12 public hearing. Civil engineer Patrick Healy and developer Robert Branca of Branded Realty Group 3 LLC outlined plans for 60 apartments, including 10 three-bedroom units, a relocated daycare, and up to six retail tenants across two commercial buildings. Branca said "25% of it is affordable, but it's 80% AMI," describing the units as workforce housing.
The board waived a roughly $1,500 peer-review fee by consensus, citing prior review during the project's comprehensive permit. Members also voted unanimously to reassign committee liaison roles, moving Chair Marc Frieden to Economic Development, Francesco Lopriore to Open Space and Matt Barakian to Townwide Planning, and endorsed the Wachusett Watershed Coalition's goals ahead of Monday's Town Meeting.
